Birmingham's rented homes are a mix, and each kind has its own check-out traps. City centre and Jewellery Quarter flats are usually furnished, often with integrated appliances, so the oven, the extractor filter and the washing machine seal get checked first. North Birmingham's terraces and 1930s semis in Erdington, Kingstanding, Great Barr and Castle Bromwich tend to be unfurnished family lets, where skirting, radiators and the inside of kitchen cupboards make or break the inventory.

Further south, the Victorian and Edwardian houses in Moseley, Kings Heath and Harborne have high ceilings, picture rails and sash windows, which all take longer. We price by bedrooms and bathrooms, not by guesswork, so a big old house and a new-build flat are each charged fairly and you know the number before we book.

Move out cleaning in Birmingham's student areas

Selly Oak, Bournbrook and the streets around the University of Birmingham turn over almost all at once at the end of June and into July. Edgbaston and the city centre do the same for Aston, Birmingham City University and the other colleges. That is the busiest week of the year for every cleaner in the city, and the week when deposit deductions are most likely.

If you're in a shared student house, one booking covers the whole property: kitchen, bathrooms, every bedroom and the shared rooms. Book as early as you can, ideally before the end of May, and tell us the date your landlord's inspection is booked so we can finish before it. Bins and rubbish need to be cleared before we arrive, because we can't legally take them away.

Many letting agents will hold keys for a cleaner if you ask them. City centre flats often need a parking permit or a visitor bay, and some buildings have concierge rules about cleaners. Mention anything like that in the booking notes so the clean starts on time.

Do you do end of tenancy cleaning in Birmingham city centre?
