These are our end of tenancy cleaning prices for 2026, in full. Pick your property size, add anything you need, and that is the price. There are no surcharges on the day and no "from" prices except for five bedrooms and up.
We aren't VAT registered, so there's no VAT to add. Prices shown are what you pay.

What moves the end of tenancy cleaning cost
Three things set the price, and you know all of them before we arrive. The number of bedrooms decides how many cleaners come and for how long. Furniture adds time, because every wardrobe, drawer and bed frame is cleaned inside and out. And bathrooms are the slowest rooms in any property, so the price includes two and each extra one adds £20.
Anything else, like carpets or a carbonised range cooker, is an add-on you choose. We never find extras on the day.
No surcharges on the day
If we arrive and the property is bigger than booked, we call you before we start. We don't quietly add to the bill.

Our prices are the same wherever we work, from Sutton Coldfield and Walsall to Birmingham, Solihull, Coventry and Wolverhampton. We don't add a city-centre premium or a travel charge for tenants. The only regional difference is for letting agents outside our hubs, where a 10% travel uplift applies and is shown on the quote.

Questions about price
Why is the price fixed?
Because you should know what you're paying before we arrive. The price depends on bedrooms, bathrooms, whether it's furnished and any add-ons you choose, and all of that is known in advance. We don't add anything on the day.
Do your prices include VAT?
We aren't VAT registered, so there's no VAT to add. The price you see is the price you pay. If we register in future, prices on this page will include it.
How much is an end of tenancy clean for a 2-bed flat?
£215 unfurnished, or £245 furnished, with up to two bathrooms. Add £35 a room if the carpets need cleaning.
What costs extra?
Only things you choose when you book. Extra bathrooms over two are £20 each, carpet cleaning is £35 a room, and weekend cleans are £20 more. Everything else on our checklist is included.
How do you price a five-bed or larger property?
From £400. Larger houses vary too much for a fixed grid, so we confirm the price by phone before you book, and then it's fixed.
When do I pay?
A 30% deposit secures your date and the balance is taken when the clean is complete.
Are you the cheapest end of tenancy cleaning in Birmingham?
No, and we don't try to be. The cheapest end of tenancy cleaning usually means one person rushing a whole house, no photos and no comeback. Our price includes the full checklist, a photo report and a free re-clean if we missed anything, which usually costs less than a cleaning deduction.
Why do quotes for the cost of an end of tenancy clean vary so much?
Because some companies quote a low headline price and add extras on the day. Ours includes everything on the checklist, with up to two bathrooms, and anything extra is chosen and priced before we book.
What are end of tenancy cleaning prices in Coventry?
The same as everywhere we work, with no city or travel premium for tenants. A two-bed is £215, an unfurnished three-bed is £270 and a furnished four-bed student house with two bathrooms is £375. Coventry is the next area we open.
