An end of tenancy deep clean, with proof
Check-out disputes come down to evidence. Before we start, our cleaners photograph every room, the oven, the hob, the bathroom and inside the fridge. They photograph the same angles when they finish, and anything already damaged is photographed and flagged before we touch it.
The app won't let them mark a clean as complete until every room has its photos. You get the report the same day.

End of tenancy cleaning: your questions
What does an end of tenancy clean include?
Everything on our written checklist, room by room. In the kitchen that means the oven, hob and extractor, every cupboard inside and out, appliances, tiles and the floor. In bathrooms, limescale off everything and the grout scrubbed. In every room, skirting, doors, switches, radiators, internal windows, light fittings, inside wardrobes and the floors. Nothing on the list is an extra.
How long does an end of tenancy clean take?
A studio takes one cleaner about three hours. A two-bed takes two cleaners about three and a half hours, and a four-bed about six and a half. We tell you the arrival window when you book.
Do I need to be there?
No. Most tenants leave keys with the letting agent or in a key safe. Tell us how we get in when you book. If you are there, we'll walk round with you at the end.
Do I have to use a professional cleaner at the end of my tenancy?
In England your landlord can't make you pay for a professional clean. The Tenant Fees Act 2019 bans that as a condition of the tenancy. What you do have to do is hand the property back as clean as it was when you moved in, allowing for fair wear and tear. A professional clean is the simplest way to do that with proof.
Will I get my full deposit back?
We can't promise that, and anyone who does is overselling. The deposit decision is the landlord's, and it covers more than cleaning. What we promise is a clean to our written checklist with before-and-after photos, and a free re-clean if we missed anything on it.
Is the oven included?
Yes. Every clean includes the oven inside and out, with racks, trays and door glass. If it's heavily carbonised and needs a proper strip-down, add the oven deep clean (£50 single, £70 range) so we bring the time and kit for it.
What if the property isn't empty?
We clean around what's there, but we don't move heavy furniture or take anything away. Tell us when you book if belongings will still be in the property, so we can warn you about anything we won't be able to reach.
Do you take rubbish away?
No. We don't hold a waste carrier licence, so we can't legally remove rubbish. Please clear the property before we arrive.
